Phuket is a world destination and as a result is far more developed than many other destinations around Thailand. And at the bottom end of the market you can buy units in modest condo blocks in Phuket Town area, usually full of locals as tennants.

Recent stricter foreign ownership regulations in Thailand have forced developers in markets such as koh Samui to look to alternative solutions, obviously now the first condominium projects have broken ground on the Island. Unlike other popular areas such as Phuket and Pattaya where there are a number of condominiums. Samui island has not attracted buyers for condominiums simply because there hasn't been any choice or options. And developers have been slow to develop mainly because of strict adherence to Samui’s restrictive building code and unsure of market demand. There are some building restrictions to preserve Samui's environment and beautiful Island feel. Mainly building height restrictions and distance to the beach. So as a result conventional design ideas have been challenged. But things may be about to change as quality developers have already started to invest and now the market demand also has increased for this type of property because of recent enforcement of property laws and now buyers who want to live and buy here are looking to safer alternatives.

Samui Condominiums

Samui real estate and condo developers realise there are major advantages to a condominium compared to a Villa, apartment or house with rising land prices comparable to Phuket. Firstly foreigners can legally own a condo in their own name by proving funds to purchase the unit have originally been remitted from overseas. Another advantage of buying a condominium is that it is generally managed by either a hotel management company or manager. Some developers are selling condo units in a Resort Hotel setting catering for a new type of investor who desires the resort investment lifestyle popular in other major world destinations. Conventional condo owners can use a condominium and then lock it up while they are away knowing that the building and common areas will be looked after without the need to take care of day to day running and maintenance such as paying bills in person at government offices, landscaping, utility maintenance, security, garbage disposal, pest control etc. Also as mentioned before owners can leave it under contract management and have it generate income in their absence.

Condos are also the most cost effective way to use land, especially in places like Samui where various limitations apply. The emphasis here is on linear design rather that vertical construction, which means some interesting, innovative designs will soon appear to challenge the limits of the 12 meter rule and still maintain that Island feel and charm.

Impact on Samui’s condo property market. According to some industry experts, in the future Koh Samui will see more large, professional developers from Bangkok taking on medium-sized, low-rise developments. These developers will come in with the initial financial means to build and develop the projects.
